Luxury items are not permitted, such as swimming pools, hot tubs, tennis courts (but wouldn't that be fun), saunas or alterations to support commercial use.
How Does the FHA 203K Streamline Program Work?
When the loan is funded, 50% of the rehab funds are disbursed immediately. Included with the initial disbursement is an instruction letter with details regarding the 2nd (final) disbursement. The final disbursement is issued only when all of the work is completed. If the work is $15,000 or more then a final inspection by an FHA appraiser is required. If the work is less than $15,000, then no final inspection is required. This would be perfect if appliances were the primary reason for using a 203K.
Is Qualifying Difficult?
No. The process for getting PreQualified for this program is the same as a normal FHA loan. Down payment is still only 3%, credit is flexible, and the initial approval can be, and in most cases is, Automated.
Once PreQualified, and then PreApproved, the next step is to go find a house. Home buyers will find there is not as much competition for a damaged home. Most people will shy away from these homes, leaving them for investors looking to make money by flipping the property.
Once a property is found, the borrower needs to determine improvements needed and schedules an inspection with a cost consultant. The cost consultant (or borrower in some situations) then completes the work write-up and prepares contractor bid packages to obtain cost estimates. The appraiser will use the work write-up to determine "as is" and "improved value."
The Loan Officer and/or Realtor will be able to guide the home buyer through this part of the transaction. It is helpful to work with a Loan Officer who works with a lender who is a Direct Endorsed FHA lender and can fund the loan "in-house" rather than broker it out. Controlof the loan process is very important and can also save money for the buyer.
This program will be very popular in 2009. Foreclosed properties are not known for being in pristine condition, and the banks selling the properties typically are unwilling to fix repairs. The FHA 203K Streamline program will be an important tool for any home buyer to have when beginning to home buying process.

A 2008 report issued by the Centers for Disease Control and Prevention (CDC) states that falls are the number-one cause of fatal and non-fatal injuries for people age 65 and older. Women tend to fall more frequently than men, and the risk of falling increases with age. Frail seniors are also at greater risk for fall-related injuries than people who are active and engage in fall prevention fitness activities. The study also estimated that every year, fully one-third of older adults will suffer a fall.
Falls and fall-related injuries can seriously impact the quality of life for a senior. Falls can cause broken bones, muscle injuries, and put a further burden on an already taxed healthcare system. In some cases, falls can be fatal. A friend told us the sad story of her uncle, an active senior who enjoyed daily walks on the beach. While returning from his walk one day, he slipped and fell on the steps leading up to his residence and hit his head. He suffered a stroke and died a week later.
Florida laws that oversee premises liability state that businesses, residences, retirement homes and communities, and healthcare facilities must keep their properties safe and avoid circumstances (such as spills, floors or stairs in disrepair, broken or inadequate handrails, and obstacles) which can lead to falls.

I am an avon representative and I am thinking about starting starting a webpage through the company and but I am curious about how successful these tools are at advertising and how much would using these tools cost me? If anyone has any good or bad comments about these tools or any sucess stories let me know!!! Also how do they work?

FYI Google adsense is not a way to advertise its a way to make money on your website.. Adwords is the pay per click advertising..
In online advertising there are two major distinctions, paid and not paid (FREE). Paid online advertising is easy to understand. You have banners placed on other websites or emails that are sent to an email mailing list and you have pay per click (PPC) which is you paying for an ad placement on another website or search engine. The placement is charged a fee with a fluctuating rate for each click to your ad that takes a prospective customer to your website.
Banner ad placement works best when there is a limited capacity offer such as a short supply of a product or service or you have a limited amount of time for the offer. Banners are normally more expensive so its a better idea to have a banner for a trip to Vegas or next weeks rock concert than a landscaper service in June.
PPC is good for most small business advertising but unfortunately if its not done the right way, it can be quite expensive. PPC, if done right can bring a very high return on investment (ROI) and can catapult your business from nothing, to a steady stream of customers in a short period of time, at a fraction of other advertising methods.
Unpaid or free advertising in most cases will not cost you money, but it will cost you time. If done correctly and thoroughly, certain aspects of free advertising for your small business will take many hours to perfect. The most effective forms of free advertising are search engine optimization (SEO) and social networking.
SEO in simple terms is building your online presence to provide the best chance of being seen by search engines such as Yahoo® and primarily Google®. This is done in 4 primary steps:
1. Establish keywords for the basis of creating content
2. Building content around and about your keywords
3. Linking to and from similar websites with good content
4. Adding more content based on keywords
Notice the focus is on your websites content in all four steps.
SEO is not easy because it it perpetually evolving and it involves setting a plan in motion, then waiting for results, while working it for different angles behind the scenes. In the end you still have no control over how your results are presented, only the search engines have it. Your SEO work is never done and it is time consuming, but with the right strategy and implementation, you will achieve great success. For social networking, its a little different than SEO but its basis, free online advertising, and the end result, a very high ROI, are the same. Social networking is establishing a presence on a community based website, or creating a community on your own website. Social networking provides you with not only free advertising but a constant source of communication with your customers, and potential customers. Using social networking relies on tapping into the organic interest people will generally have in the content you provide. Social networking websites are growing at a rapid pace, and the amount of time people spend on those websites makes it more likely you will be exposed to more people. Establishing your presence on a social networking website should be consistent with your overall web presence and if done right will only enhance your small business footprint online.
